An extraordinary 2024 for the Borghese Contemporary Hotel, a 4-star property in the heart of Rome, solidifying its position in the city's hotel scene. Housed in an elegant 17th-century historic building and owned by the Piperno Family, the hotel opened its doors in July 2023.
In its first year of operation, the boutique hotel far exceeded the initial budget set at the start of the season, recording an annual occupancy rate of 97%.

"We are truly satisfied with the results achieved in this first year: the minimum revenue target was not only reached but surpassed. What has surprised us even more is the unique personality the hotel developed from the very beginning: a boutique hotel that managed to blend a modern approach in design and its vision of art, which was immediately appreciated and experienced by our guests, along with a welcoming atmosphere and an exclusive, one-of-a-kind location," said Marco Graziani, the hotel manager.
The financial results are accompanied by excellent feedback from customers, who have consistently praised the quality of the hotel, giving the Borghese Contemporary Hotel a rating of 9.2/9.3 on platforms such as Booking.com. Guest reviews confirm the high quality of service and highlight that 90% of customer expectations were met, providing further evidence of the hotel's success. The hotel has even achieved sales averages typical of 5-star properties. This is a significant milestone that emphasizes the quality offered at the Borghese Contemporary Hotel, which is registered as a boutique hotel with 24 rooms.
"Customer reviews confirm all of this and make us look at 2025 as a year of further growth, a trend also supported by the main OTAs in their comparisons between 2024 and 2025 for the Rome destination," said Marco Graziani, manager.
Looking ahead to 2025, growth prospects are positive for both the Leisure and Corporate segments, with expectations that the latter will perform better than in 2024:
"Currently, we can estimate a 15% growth in the Leisure segment and a 3-5% growth in the Corporate segment. Business travel is always closely tied to company budgets, which explains the more modest forecast for growth compared to the Leisure segment”.

The Borghese Contemporary Hotel registers an average stay of just under three nights, a figure consistent with trends in accommodation in Rome and other major European capitals. The hotel remains a preferred destination for both international and local clientele, catering to both business and leisure travelers, with a steady influx of guests from the United States, the Middle East, and Europe. Its strategic location in the heart of Rome, just minutes from iconic landmarks such as the Ara Pacis, the famous shopping street Via Condotti, as well as the nearby Spanish Steps and Trevi Fountain, is a key strength in attracting managerial and corporate guests.
Another element that contributes to the allure of the property is its collection of contemporary artworks, carefully selected to create a harmonious environment with a strong visual impact. Art is the common thread at the Borghese Contemporary Hotel, adopting an approach similar to that of a constantly evolving contemporary art gallery, thanks to the ongoing search for new artistic collaborations.
"Each space has been designed with art as its centerpiece, and each environment is connected by an artistic thread, with different works that leave an imprint and give personality to the areas. The goal is to showcase both established and emerging artists," says Romeo Piperno, the owner.
"Modern and contemporary art has always been of great interest to us. The Borghese Contemporary Hotel combines our deep passion for art, initially for modern art and later expanding more and more toward contemporary art, with our family's tradition in hospitality," states Guglielmo Piperno, owner and brother of Romeo Piperno.
