CONCEPT AND DESIGN
The project features a modern aesthetic based on an interplay of volumes and surfaces with strict geometric rigor. Observing the structure, one can admire a visual composition of geometric forms reminiscent of an abstract Mondrian painting. The materials used in the finishes contrast with each other, creating an engaging play of light and shadow, glossy and matte textures, veining, and color uniformity. These elements enhance the use of materials such as Travertine, reflective glass, brushed brass, matte white plaster, and the warm brown of HPL wood-effect entrance doors.
The interior partitions define the layout while emphasizing the verticality of the residential volume, creating spacious areas where functions flow seamlessly, allowing natural light to integrate harmoniously.
SPATIAL LAYOUT
The villa’s space is distributed over three levels: two dedicated to the owner’s use and one reserved for service and recreational areas, featuring a home theater for movie nights and a large gym. Crowning the structure is a rooftop with a sun deck strategically oriented to optimize sunlight exposure.
The plot's size allowed for the creation of a vast outdoor area surrounding the villa on three sides. For Villa AR, a natural decking with Teak flooring was designed, framed by a green wall of Bamboo enveloping the heart of the garden: a pool with a lounge area.
The ground floor serves as the vibrant heart of Villa AR.
The entrance lobby welcomes visitors into a space characterized by large windows that flood the vertical cladding with natural light, casting dynamic patterns of light and shadow on the three-dimensional Moka Cream stone wall. The relief composition lends austerity and grandeur to the space, accentuating its double-height ceiling and drawing the eye upward to a handmade chandelier by Kolektiv Ateliers, composed of glass elements resembling maple leaves. Guests are greeted by the iconic Twist armchairs by Cantori, crafted in Nubuck with brass frames, paired with the Atollo lamp designed by Vico Magistretti for Oluce. The result is an elegant and sophisticated ambiance achieved through a harmonious interplay of hues.
The opposite wall is clad in Silver Travertine intersected with bronze lines, echoing the geometric motifs that define the architectural design. A distinctive opening leads to the Majlis, a reception and gathering room embodying the essence of Arab hospitality and conviviality. Furnished with pieces from Fendi Casa and Meridiani, the room features chocolate-colored leather and Nubuck wall coverings with brass inlays, creating a striking material contrast.

On the same floor are the dining area and a stunning show kitchen, where the black Portoro marble countertop and integrated dining table take center stage. This exquisite Italian marble, known for its deep black hue and golden veining, complements the warm tones of Canaletto Walnut wood used for the kitchen island and cabinetry. The combination of materials—marble, wood, and brushed brass—creates an immersive chromatic effect.
Above the cooking area hangs the Cosmos lamp by Vibia, a minimalist design that creates the illusion of floating spheres, enhancing the sense of lightness. Paired with this are Fil Noir chairs by Minotti in orange leather, contrasting with the dark wood. Fixtures from the Milo collection by CEADESIGN add refined functionality. The show kitchen opens onto a spacious living area with large windows overlooking the garden, flooding the interior with natural light. A distinctive feature is a floor-to-ceiling bronze bookcase facing the window, acting as a screen and filter between the interior and exterior..

Custom-made sofas and a Carrara white marble coffee table (Flexform's Fly model) anchor the living room, complemented by the Joy Jut Out side table by Minotti. The ground floor also includes an elegant guest suite with a private bathroom.
The first floor is accessed via a Moka Cream stone staircase, accented by vertical brass decorations resembling "vines," echoing the geometric lines throughout the villa. This level is entirely dedicated to the family. It features two master bedrooms designed to reflect the distinct personalities of the owners—one with a feminine aesthetic and the other with a masculine style. Both include spacious terraces overlooking the private garden.

The lady of the house’s bedroom is distinguished by warm tones ranging from antique pink to champagne and creamy white. This soft palette extends seamlessly through the bedroom, bathroom, walk-in closet, and vanity area. The materials include oak parquet flooring, wallpaper with a delicate iridescent arabesque pattern, Nubuck for the bed’s headboard, and shagreen leather for the bedside tables. Champagne-colored metal inlays maintain the geometric motif consistent throughout the villa.
Connecting the bedroom and living area is the walk-in closet upholstered in matelassé-worked Nubuck and stylized bronze handle, with a capitonné ottoman in the center.
Baxter's Revolving Armchair models Anais and Etienne were selected for the furniture, used in the vanity room and sitting area, respectively. With their essential and sophisticated lines, these seats express all the discreet elegance of 1970s vintage inspiration. paired with the Jove coffee table in a glossy black finish.
For the lighting, minimal design products were chosen: the Copycat lamp by Flos, with its round line recalls the spheres inserted in the chandelier located in the sitting area, which, thanks to its intricate geometric metal structure, becomes the real protagonist.
For the walls of the bathroom, Pietra Crema Limestone was chosen with Brass and Alabastrine Onyx inserts, an elegant and refined natural stone. This variety of Onyx, with its layered structure and translucent appearance, presents very light shades, similar to alabaster, with honey-colored veins that harmonize perfectly with the golden finish of the faucets, such as Axor mixer by Citterio, combined with the freestanding Spoon bathtub by Agape and the washbasin faucets, model Waterfall by CEADESIGN.
Dividing the two master bedrooms is a second living area reserved exclusively for the family, a small corner of peace and tranquility that overlooks the entrance lobby on one side and the garden on the other.

The gentleman’s bedroom, with its darker, more masculine palette, features taupe leather wall coverings with vertical brass inserts. Dove-colored leather was chosen for the upholstery, with vertical brass inserts. At the foot of the bed, an elegant bench-container by Minotti, model Denny, echoes the colors of the curtain fabrics and carpet. It features a sophisticated design, with clean lines and special attention to details and materials chosen, a feature that makes it ideal for modern and refined environments.
The Laguna, by Artemide, was chosen as the night lamp, matched by a rigorously designed bed. In the bathroom, a Pietra Grey with light white veins and geometric brass inserts covers the walls, while Agape's Spoon was used for the bathtub.
The basement houses technical areas, staff quarters, and family recreational spaces, including a home theater and gym
